Massachusetts ADU Law (from mass.gov)
On Aug. 6, 2024, Governor Healey signed the Affordable Homes Act into law (Chapter 150 of the Acts of 2024). Section 8 of the Affordable Homes Act amends the Zoning Act (M.G.L. c. 40) to allow ADUs up to 900 square feet to be built by right in single-family zoning districts. The historic legislation authorized $5.16 billion in spending over five years along with nearly 50 policy initiatives to counter rising housing costs. The new ADU law is an example of a small policy change that will make a big difference.

Do you build tiny homes, or only ADUs?
We design and build both. Many “tiny homes” on Cape Cod are permitted as ADUs—we’ll confirm what’s allowed on your lot.
Can I build an ADU on my lot?
Most Cape towns allow ADUs with conditions (setbacks, lot coverage, parking). We confirm in a feasibility review.
How much will my ADU cost?
New construction ADU’s can start at $90,000.
Typical timeline?
Concept to keys often ranges 5–10 months depending on scope and permitting.
Do you handle permits?
Yes—zoning, historic, building, and inspections.
Do ADUs need separate utilities?
It depends on layout and town rules. Many projects share water/sewer and add a dedicated electric subpanel. We’ll confirm during feasibility.
